Arizona real estate market....these past few months have been crazy. It's almost like 2007 again. I've been representing both Buyer and Sellers. With Buyers we have been coming in with strong offers...full price or over and asking for no closing costs or assistance. We have been dealing with multiple offers and Buyers are once again getting frustrated. Inventory is low. Today there are 6,153 homes on the market. That's nothing!
It's definitely a Seller's market. When representing Seller's we want strong offers. I've seen offers come in waiving appraisals and inspections. As a Seller's agent this is great! Representing Buyers not so much.
As long as we are explaining to our clients what is going on they need to really make the decision. Buyers - do they have enough money to pay their own fees...what if the appraisal comes in low...do they have the extra money to come in with or are they going to walk away and cancel the deal? We can only advise them so much in the end it's the client's decision on what they want to do.
With the Seller's I'm still advising to give a home warranty to the Buyer. Whether or not they take that advise is ultimately what the contract says and what is the best offer. Home warranties are a love/hate relationship. For Buyers it's great to have the first year...you don't know the house...what if something fails at least the home warranty will give you some peace of mind and you pay the service fee.
